Been a long time, figured with almost 4 years out i owe the forum a checking in post.
Things have changed a lot... honestly that's an understatement. Almost wasn't able to login, been so long i forgot my credentials and didn't have access to my email that was used when i created the account. lesson learned don't use numbers as your username.
So whats new in Tonys' life Well i moved from Illinois to Ohio. Im in a relationship thats to the point were she is basically my wife. I have two kids!!! I just bought a house last month. Im waiting on a willy wonka poster in the mail to hang in my office. and the list could honestly go on and on, basically it breaks down to im healthy and happy.
How are you guys doing?
also i need to find a skin to use my current one seems halfway complete

Welcome back Tony! I don't think I was here when you were last here though, so I guess I should be saying nice to meet you! Congrats on the things that have happened in your life since you were here last! How was the process of buying a house? I know it can be really stressful or really exciting, or both at the same time... I had a love/hate relationship with it when we were going through it. Don't be such a stranger and I hope you stick around, instead of waiting another 4 years to check in again!

Congrats on the things that have happened in your life since you were here last! How was the process of buying a house? I know it can be really stressful or really exciting, or both at the same time... I had a love/hate relationship with it when we were going through it. Nice to meet you too! you know people nonstop gave me advise and that simple statement does not do it Justice of how much people wanted to give their advice. i know it was from a good place but i didn't need all they were giving. The process was really simple i set up financing for the house, i found the house, i went and looked at the house, i bought the house. So disappointed no one even filched at the fact i have a willy wonka poster to hang up in my office

Especially when you find a house that is so perfect in every way. I'm an extremely impatient person to begin with so it was a little excruciating. Anyway, sorry for the disappointment on the Willy Wonka poster... I did notice it, but I just didn't have anything substantial to say about it, I guess.

When i placed the offer on the house i only gave the seller 24 hours to make a decision. When you go through someones home you can learn a lot about them, this family loved this house and i made the assumption it was their first home just by the way things were decorated or the uses for certain rooms, but what i could definitely tell was they had grown to large for the home. certain spaces were pulling double duty and the bed count didn't quite match with the pairs of shoes at the front door. They not only wanted to sell they needed to sell, my offer was for all purposes asking price but request of certain items being left behind and a very high estimate of closing cost that they would pay in the end took several thousands of dollars off the price of the home and saved me from needing any large purchases for the home. I like controlling things and looking at things from every angle, probably why i do so well with my job where i work with spreadsheets all day that are nothing but percentages and averages with estimates on deadlines. Variables are no issue unless you cannot project the outcome of their impact. The only major variable in the mix was another buyer was coming to look at the home the following day. this was what prompted a very small window for my offer the viewing was at noon my offer would have expired at like 130pm. giving that person very little time to make a decision almost an impulse buy which is a big no-no when making large purchases. I basically was hoping they just started looking and had several more options to view or they would make an offer but go the route of an obvious discount that still would make my offer seem more appealing. I'm just really proud of this willy wonka poster lol
