I was looking for something else to read since I just finished Stephen King's "Doctor Sleep" and came across a book that made a couple of all time scariest book lists. The book is Brian Keene's "Ghoul."
I ordered it and should get it in a few days. I just found out they made a movie out of it (although there is another movie by the same name, but it's not Keene's story.)
I'll let you know what I think of the book when I'm done

The story revolves around the close friendship of three boys who dig out a secret club house in the ground next to a cemetery where the father of one of the boys is a caretaker.
There is some interesting lore about how ghouls came into existence and the laws they are forced to live by. As supernatural beings go, even zombies are a step up from these putrid and damned beings.
The back stories of what some of the boys encounter at the hands of their parents is pretty grim and disturbing as well.
The end is both satisfying and a bit unsettling, but worth the read.

Stay away from the movie. It's rancid.
